A Bridge Across Europe Boosting Food Quality Production

PLOVDIV REGION INDUSTRIAL ZONES

The general concept of the industrial zones is the provision of a whole package of prerequisites for the encouraging and the development of companies working in different branches of industry. The offering of areas, buildings /halls, and offices/ as well as services of a specific sphere has precisely to do with promotion of a company development in its start-up phase.
During the recent years, in and around the town (in a range of about 20 km), formations (bearing the characteristics of an industrial zone) of enterprise, industrial terrains and new infrastructure were established, except the existing industrial zones. These zones are:

1. Rakovski Industrial zone
2. Radinovo Industrial zone
3. Karlovo road Industrial zone
4. Free zone – Plovdiv
5. Bratska Mogila Technological park (in project)
6. Plovdiv – Assenovgrad Industrial zone
(in project)



These zones are a new phenomenon, result of the enterprise of particular firms and building companies, supported by the municipalities (Plovdiv, Maritsa, Rakovski). In them are established newly build manufacturing and services premises, attracting and concentrating a large amount of employees. In the next few years these zones will form to a great extent the industrial face of the town and district. Other zones are still in project and are dependent on the financial resources and the good will of Plovdiv municipality.

RAKOVSKI INDUSTRIAL ZONE

The first industrial zone in Bulgaria offering attractive conditions for starting manufacturing in the shortest possible terms is already developing in Rakovski municipality, near the city of Plovdiv. The project is a private initiative supported by the local municipal authorities, the InvestBulgaria Agency and the German-Bulgarian Industrial-Trade Chamber.
Initiators:
• The Rakovski Municipality
• SIENIT Holding SA – responsible for the construction and works in the zone. The company has rich experience in implementation of industrial projects - the construction sites of the companies Sokotab Bulgaria, Liebherr Hausgeräte, Agri Bulgaria, Miroglio Bulgaria and many others in the region of Plovdiv and over the country
• FCE Ltd. – a factory for concrete elements, which is already established and working in the zone, producing construction elements for the industrial facilities
• The InvestBulgaria Agency - endorsing the project and ensuring institutional support to investors
• Rakovski Industrial Zone Ltd. – a company for management of the zone and provision of all the necessary services to investors

Industrial Zone Characteristics:
Тerrain of 815 000 square meters in the village of Stryama, Rakovski Municipality; Connection to electricity network of 20 kV; Water supply; Gas supply; Optical communications; Sewage; Asphalt road access; Distance to Trakia motorway (Sofia – Istanbul) - 8 km; Distance to the city of Plovdiv (second biggest city in Bulgaria) - 14 km; Distance to the capital, the city of Sofia – 140 km; Region with tax incentives according to Art. 61/f of the Corporate; Income Tax Act - 100% exemption of corporate income tax for all companies and partnerships involved in manufacturing in regions with high unemployment
Services provided to investors in the Zone:
• Providing land, fit for industrial construction
• Issued necessary initial permits for construction and works
• Design and construction of industrial production facilities in accordance with investor’s specifications
• Rapid implementation term
• Construction of industrial production facilities upon leasing scheme with bank financing
• Providing production buildings for renting or purchasing
• Other schemes proposed by investors
• Sufficient skilled labor resources
• Administrative services

Development of the Project:
Inauguration – July 2004
First investor – the British Company “William Hughes” – producer of components for the automotive industry.
The factory started production in the beginning of December 2004.
Current projects:
• Design of an industrial facility for a German – Bulgarian Company for textile production and service of electric devices on terrain of 7 600 sq.m.
• Construction of the Administrative centre – Rakovski Industrial Zone
• Construction of the logistics warehouse center for Bulgaria of a German Company on terrain of 125 000 sq.m.
• Design of a factory for an Italian Company - furniture manufacturer on terrain of 6 500 sq.m.
• Design of a Bulgarian - Italian factory for production of reinforced - concrete elements and construction on terrain of 50 000 sq.m.
• Design of a Commodity market-place – sale of agricultural goods on terrain of 38 000 sq.m.
• Preparation for construction of two production facilities for lease on terrain of 16 700 sq.m.
• Design of a Business Hotel on terrain of 7 200 sq.m.
Future projects envisaged in the General Layout of the zone:
• Design of an industrial facility for a German – Bulgarian Company for textile production and service of electric devices on terrain of 7 600 sq.m.
• Construction of the Administrative centre – Rakovski Industrial Zone
• Construction of the logistics warehouse center for Bulgaria of a German Company on terrain of 125 000 sq.m.

RADINOVO INDUSTRIAL ZONE


Project: Refrigerators and Freezers Plant Village of Radinovo. Built up area: 20 310 sq.m.
Auxiliary projects: production hall, gas management, water tank, pumping station, administration building, parking space, control access post. Investor: LIEBHERR HAUSGERÄTE - Germany

Project: Oriental Tobacco Processing Plant, Village of Radinovo, Area: 52 000 sq.m. built up area 40 000 sq.m. infrastructure. Auxiliary projects: Production hall, gas management, administrative building, warehouses.
Investor: SOCOTAB

Project: Fabrication Base for Agriculture Products Treatment, Village of Radinovo
Auxiliary projects: production hall – built up area 8 640 sq.m., open storage areas - 30 000 sq.m. reception building - 360 sq.m. storage tanks, petroleum storage facilities, drill well, water supply and sewerage network.
